Hyderabad (TELANGANA STATE) is a very good place to live in.
Every country needs professionally qualified and high intellectuals to all the global States especially in India in particular. These professionals, intellectuals, economists, technologists, analysts, business tycoons, socialists and philanthropists so on and so forth, are to be given motivation, encouragement, support and to take care of by the Government. The services of these persons are essentially needed for the all-round development in the fields of science & technology, defense, agriculture, culture, information technology, games & sports, entertainment, product development, manufacturing, financial services, education, pharmacy, and more particularly in technology development & research development activities.
It is a setback to India, if high profile and very important people’s services are not utilized properly for the growth, development and upliftment of poor people. Moreover, India Government always works for the bene3fits of pro9-poor people and for improvement in living standards & for economic growth.It is up to the Central Government and respective State Governments, how best the services of these high profile Civil Services professional services are utilized for the purpose of running the State Administration with good governance, especially in major financial matters. The sound financial position improves the ability of Government’s function to work for all round development of State in particular and the Union Government in general.
The entire Telangana State is a peaceful State. One can do business, study and live happily without confronting any troubles. Moreover, the State Government’s good governance is also a plus point. Policing is very good. Law & Order is good. Traffic Management is good. Roads are good. Drainage system is being improved with latest technology. Un-interrupted power supply is foreseen. All the Public Sector, Private Sector, Banks, Industries, autonomous bodies, schools, colleges, universities and other business establishments including Trade & Business, Petty business people are happy in their fields without confronting any type of dislocations or disturbances. Government is running its own Telangana State Road Transportation Corporation (TSRTC) busses to all the nook and corners of the Telangana State of Ten Districts.
India Government is trying to have Foreign Direct Investment (FDI) program, for setting up manufacturing & production units in India. This also coincide Make in India Program of the Government of India. If investors come forward from global countries under this FDI program, India will benefit in all round development in the science & technology and in other fields. Also, there will be many employment opportunities for all sections of youth and people. If things, as expected by the Government, become in reality then India will become “second manufacturing factory” in the globe, as the ‘China is the first manufacturing factory’ to supply various items to global countries.
Really, the Telangana State is a good State for people to live in and lead their life happily. The seasonal rains come in time. No water scarcity. The Hyderabad city is one of the best cities in the country as per various survey reports. It is a best place to live in. Moreover, all the districts in the entire Telangana State, would, in the next span of five years, become “role model districts” in India, and one will expect lot of development almost in all the fields, while competing with world class developed States in maintaining international standards.

The following are few observations. Please go through:
Construction, Real Estate, Flats, Malls, International Schools, Business Management Colleges, Hotel Industry, Function Hall, Building Construction, Tourism Sector, Charitable Institutions/NGOs/Trusts, Foundation Centers, including Social Service Organizations, IT and Educational Field on demand and is foreseen.
In view of the formation of Two New Telugu Speaking States (TELANGANA STATE – presently consists of 31 Districts) and ANDHRA PRADESH STATE – presently consisting of 13 (unrevised Districts), there is really a Real Estate Boom, in both these Two States. There is likely hectic Construction activity in both these Two States, is in offing and foreseen up to next 5-10 years’ time. Lot of development is expected to be seen with regard to Trade, Business, Market, Industry, Agriculture, Science & Technology, Film Industry, Software Industry, Educational Industry, Hotel Industry, other fields of development Domestic, National and International interest areas.
Good Construction activity is likely expected on all fronts, such as, Flats, Malls, Offices, Multiplexes, Schools/College Buildings, Hospitals, Movie Houses, Shops, Fly-over Bridges, Software Offices and all-round development, in these Two New States, because of Trouble-free areas, Peaceful States, suitable Weather and Climatic conditions especially for Information Technology Field set up, establishment, and improvement. Likely coming soon Information Technology Investment Region (ITIR) in both these newly formed States, in the Southern Region of India. Also, there is lot of demand for National and International Schools/Colleges. All-round Construction and Development is foreseen within the next 5-10 years’ time.
Lot of Real Estate & Construction of Buildings demand is foreseen, in the near future. It is, in my opinion, advisable to go in for Real Estate and Investment side, Procurement of Land, go in for construction activity and to set up-Institutions/Organizations/Offices/Colleges/Malls/Flats/Multiplexes/Industry/Hotel Industry and Tourism Industry etc.
The Land Survey, in these both the new States, where the demand of land is expected to rise fast, could be identified by making a survey of various areas in both these new States. There are many areas to be looked into, before being going in for Land Procurement, Construction commencement, after required necessary Permissions, Approvals, so on and so forth.
But, however, presently, one cannot expect any immediate profit returns up to 5-7 years period. But, definitely, the investment is safe due to increase in land values. As regards, Trade & Business, Colleges/Schools, Flats construction, shopping complexes construction and doing business, the profit would be foreseen only after five years, from the Trade and Business Operational and Commencement time.
Please note that there are number of procedures/systems, Government formalities and documentation, Permissions, Approvals, Licenses, Certifications both Trade and Quality, fee, taxes, Municipal Permissions, Construction Plan Approvals, State Sales Tax, Central Sales Tax, Value Added Tax (VAT) Submission of Income Tax Returns under IT Act, Bankers requirements, Local Body requirements etc. are to be followed, in every type of Project commencement and during the operational period.

CONSTRUCTION FIELD:
One can work out from Land procurement to Construction to Permissions to Approvals to setting up and establishment of Institutions/Organizations.
One can work out proper, tentative and prepare Financial Budgeting, Planning, and Cost Analysis in Indian Rupees/USD/GBP.
Staff Recruitment/Labor engagement, Civil Contractors and Civil Engineers engagement also could be taken care of. Procurement actions viz, stones, sand, steel, cement, tiles, wood, electrical, sanitary hardware, pipes, water connections, transformer for power supply, roads, approach roads, sumps for water storage, Over-head Water Storage Tank(s), bore machines, drainage system and other related works, could also be taken care. Financial Management could be taken care of.
PLAN APPROVALS/PERMISSIONS:
Plan preparations/Plan Approvals/Permissions/Master Plan preparation, completion of required documentation, Legal aspects, general services, payment of fee, contacts with Municipal Authorities, Government Authorities, Local Bodies, Hyderabad Urban Development Authority (HUDA), Hyderabad Metro Development Authority (HMDA) and with other related Authorities/Agencies/Autonomous Bodies, could also be dealt with and taken care of.
BRANCH OFFICE SET UP AT HYDERABAD;
As regards opening Branch Office in Hyderabad (India), one doesn’t think there should be any problem subject to following the Government Authority/Municipal Authority and other Government Agency/Departments rules and regulations. But, all the necessary permissions as needed under India Government rules/local State Government rules are to be adhered to.
Necessary Government, whether Central Government or concerned State Government required permissions, approvals, licenses are to be obtained by adhering the norms set for. For this, all the necessary required documentations, fee, and other payments where necessary are to be made. All the procedures, systems, and more than all Indians constitution rules, regulations and acts are to be followed, where necessary.
FUNDS FLOW IN INR/USD/GBR etc.
Lot of FE flow in the form of INR/GBP or USD is to be made through banking system for such funds cash in-flow of Indian Rupees (INR), FE in to India, all permissions, approvals, fee, documentation for the purposes are to be made and applied to the Ministry of Finance, Union Home Ministry, Reserve Bank of India, Income Tax Department and to the Indian Consulate/Embassy Office at New Delhi/Hyderabad with all the proposals, Project, venture details, investment details and its pattern etc. with a copy to the Embassy/Consul Office at New Delhi/Hyderabad, wherever and whenever necessary.
EDUCATIONAL COLLEGES SET UP:
As far as Institutes/Colleges set up and establishment, there are Australian Branch Institutes, Business Administration/Management Institutes, American Business Management Institutes and various other Countries Institutes are available which run various Diploma Courses/Certificate courses, Software package courses, Business Management courses.
There are number of Diploma courses pertaining to Business Management line, Medical line and Pharmaceutical line, Hotel Industry & Catering Technology line, Construction line, Computer Software Courses, Industry line, Personnel Management & Industrial Relations line, Welfare line, Political Administration line, Journalism line, Trade & Business line, Farming line, Banking Industry line, so on and so forth.
For all the departments/sections, students/people, who are interested to learn, there are number of short-term Diploma Courses related to above fields. These short-term Diploma Courses are conducted by the All India Council For Technical Education (AICTE), New Delhi, along with 4-year Engineering Courses, Management courses, Hotel Management Courses, Pharmaceutical Courses and many more courses (as per AICTE designed course). Also, there are number of Private Universities, Government Universities, conduct these Technical, Management and Diploma courses, for the learning of students.
Please note that Federal Bank, Bank of America and other foreign banks including ICICI, Asian Development Bank and other foreign Banks exist in India apart from Private and Nationalized Banks.
But, all the Indian Government norms and permissions/approvals areas, All India Council for Technical Education (AICTE), New Delhi is to be approached. For Educational Institutions set up, separate documentation is necessary with Corpus Fund Deposit to AICTE is essential, as per guidelines of AICTE. As far as Colleges set up and establishment are concerned, please note that establishment of a Business Administration (2-year course after 3-year degree course i.e. after 10+2+3) and running various Diploma courses, certificate courses of AICTE New Delhi, is slightly easy, when compared to establishment of Hotel Industry. There are number of courses are existing, which and are more useful and in demand.
One can ascertain all the details of various types and different type of AICTE and Government Approved Courses at appropriate and needed time. But, however, for this, there are different Corpus Fund to be deposited with AICTE for certain period, may be for 5 years or for 10 years. There are several AICTE guidelines and norms to be followed including owning a land, building and other infrastructure. Full details, would be given at appropriate time, when needed.
The lead time required is 2-4 years to put into college function. For this, to commence with, land needed is 5 Acres.
Whereas, for setting up of Hotel Industry, the lead time needed is a minimum of 4-5 years, to put into operational system. But, in both cases and of course in any Trade and Business, one cannot expect any profit returns within five years of time from the date of operational system.

If required for, setting up of a Hotel Industry/Hotel Management (in this case) college, one good, Consultant who is in this line of field, looks to be necessary, who can prepare Project proposals with tentative and provisional budgetary proposals, infrastructure requirements.
Please note that, land procurement is one part. Obtaining permissions, approvals are another part and pre-requisite. Preparation of project proposals is another part. Provision of budgetary proposals is another part. Paying various types of taxes/bank service charge and Income Tax is another part. Following statutory rules/acts another part. Construction is another part. Procurement of steel, sand, bricks, cement, stones etc are another part. To engage Civil Engineers/Supervisors and others on the Project, one can do so depending on the work. Engagement of Indian staff during operational time is another part. Number of issues is to be solved day in and day out. Plan approvals another part. Local agencies permissions needed.
